MENA Corporate Travel Strengthens as Long-Stay Demand and ADRs Climb in Q4 2025
Following our recent incorporation in the United Arab Emirates and the Kingdom of Saudi Arabia (KSA), we have released our Q4 2025 Corporate Accommodation Trends Report, unveiling the latest data shaping business travel and global mobility across the Middle East.
Drawing on data from over 35,000 booked room nights across the region, the report highlights strong recovery trends and shifting corporate accommodation demands in major cities including Riyadh, Dubai, Doha, Abu Dhabi, and Cairo.
Riyadh leads the region with a projected average daily rate (ADR) of $215 for Q4 2025, reflecting continued investment and robust demand across energy and construction sectors. Meanwhile, most MENA markets are set to rebound strongly heading into 2026, with length-of-stay stabilising across Dubai, Riyadh, and Doha.
Sustainability performance varied widely across the region: Beirut, Dubai, and Tel Aviv recorded the lowest average CO₂ emissions per night, while Doha ranked highest, underscoring the growing focus on ESG compliance and carbon reporting in corporate travel programmes.
Cairo also emerges as a fast-growing hotspot for business travel and long-term assignments, driven by major infrastructure projects and expanding multinational operations in New Cairo.
“In recent months, we’ve seen rising demand in New Cairo and across the wider Cairo region, driven by large-scale projects and expanding corporate presence. Thanks to our strong network of trusted hospitality partners, we’re able to deliver safe, high-quality accommodation that meets the standards of Fortune 500 companies who already rely on AltoVita,” said Fatine El Khayyari, Hospitality Growth Manager, MENA, AltoVita. “Our Arabic-speaking team is ready to support assignees on the ground and ensure a seamless experience throughout their stay.”
Pet-friendly travel continues to gain traction, with Dubai leading the region with 426 pet-friendly properties, followed by Cairo and Hurghada, highlighting a growing shift toward flexible, lifestyle-oriented stays.
The report also features a success story from a world-leading consulting organisation, showcasing how it scaled its extended-stay programme across the Middle East to improve efficiency and traveller experience.
