The FIFA World Cup Is Weeks Away: Is Your Travel Programme Ready?

The 2026 FIFA World Cup kicks off on June 11, and with host cities spread across the United States, Canada and Mexico, it represents the single biggest demand event for corporate travel that North America has seen in decades. Unlike a sporting event confined to one city, this World Cup spans 16 host cities across three countries, meaning the impact on accommodation availability, ground transport and air capacity will be felt across an entire continent for nearly six weeks.

For travel and mobility managers with assignees, project teams or frequent business travellers in North American markets, the window to act was months ago. But if you haven't yet, act as soon as possible, since every day of delay narrows your options.

What we're hearing from our housing partners on the ground

We've been in direct conversations with our accommodation partners across all three host countries. The message is consistent: availability is moving fast, rates are rising, and flexibility is shrinking. Here's what they're telling us.

"Right now, we are seeing strong bookings for the summer in all our markets. Pricing is going to be adjusted based on availability at the time of booking. We highly recommend getting your needs in as soon as possible. I would say there is more of a concern for availability than rates." - AVE Living, NJ, NY, TX, PA, CA, FL

Host cities & what each means for your programme

The 16 host cities span a wide geography. Whether your travellers are based there or simply transiting, each carries a distinct risk profile.

USA Host Cities

New York/New Jersey (MetLife)

Match Dates: June 13, June 16, June 22, June 25, June 27, June 30, July 5, July 19

MetLife hosts the final. The entire tristate area will be under maximum pressure for the full tournament. Opt for White Plains or Long Island City, which is the most efficient corporate alternative in the entire metro area. 

Los Angeles (SoFi Stadium)

Match Dates: June 12, June 15, June 18, June 21, June 25, June 28, Julty 2, July 10

World Cup demand coincides with peak summer leisure season in LA. Hotel inventory across Greater Los Angeles will be under sustained pressure from mid-June through mid-July, so we recommend booking immediately. Opt for Pasadena, LA's prestigious eastern hub, El Segundo or Playa Vista, LA's "Silicon Beach" packed with modern corporate mid-rises. 

Dallas (AT&T Stadium)

Match Dates: June 14, June 17, June 22, June 25, June 27, June 30, July 3, July 6, July 14

Dallas hosts a semi-final, which means a sharp, concentrated demand spike on top of an already busy summer corporate market. Rate increases in the wider DFW area are already being observed. Convenient alternatives with strong corporate supply and lower rates are Plano/Frisco, the Irving/Las Collinas areas and Forth Worth.

Miami (Hard Rock Stadium)

Match Dates: June 15, June 21, June 24, June 27, July 3, July 11, July 18

A major hub for Latin American business travel at the best of times, Miami will face compounded pressure from both World Cup visitors and its own corporate traffic. Alternative locations with good supply of corporate serviced apartments and good transport links include Fort Lauderdale, Coral Gables or Doral and Aventura.

San Francisco Bay Area

Match Dates: June 13, June 16, June 19, June 22, June 25, July 1

The Bay Area's already limited and expensive hotel stock will tighten further. Silicon Valley and South Bay travellers should expect fewer options and higher rates throughout the tournament window. San Mateo/ Foster City, South San Fransisco and Oakland/Emeryville provide cheaper alternatives. 

Seattle (Lumen Field)

Match Dates: June 15, June 19, June 24, June 26, July 1, July 6

Seattle has a smaller hotel base relative to other host cities, which means demand concentration will be felt sharply. Bellevue and Redmond offer viable alternatives for tech-corridor business travellers. Renton and Tukwila are also convenient alternatives with excellent Light Rail accessto downtown Seattle.

Boston (Gillette Stadium)

Match Dates: June 13, June 16, June 19, June 23, June 26, June 29, July 9

The city is already expensive in summer; the World Cup adds a further layer of rate pressure, particularly in Back Bay and the Seaport. Quincy, Dorchester, Malden and Medford are adjacent areas with typically lower rates than Back Bay while Waltham and Newton offer strong alternatives, with less demand pressure. 

Kansas City (Arrowhead)

Match Dates: June 16, June 20, June 25, June 27, July 3, July 11

A smaller market by comparison, which means limited options. Any business travel to Kansas City during match weeks should be confirmed well in advance. Overland Park (20-min south) has a large suburban hotel supply, and Independence offers budget options, while Lee's Summit has high-quality corporate accommodation options at greatvalue. 

Houston (NRG Stadium)

Match Dates: June 14, June 17, June 20, June 23, June 26, June 29, July 4

The energy sector keeps corporate demand consistently high. With FIFA and leisure demand on top, expect tighter availability than usual in Midtown, Galleria and the Energy Corridor. Westchase is a strong alternative, offering a wide range of hotel options at competitive rates. 

Philadelphia (Lincoln Financial)

Match Dates: June 14, June 19, June 22, June 25, June 27, July 4

Centre City hotels will fill quickly on match weekends, with spillover into King of Prussia and the Main Line.  offer more affordable alternatives with easy rail access, while Wilmington (DE) is another strong option,  just a 20-minute Amtrak ride from Center City.

Canada Host Cities

Toronto (BMO Field)

Match Dates: June 12, June 17, June 20, June 23, June 26, July 2

Toronto's hotel market is deep but demand will be elevated, particularly Downtown and the waterfront. Factor in busy summer leisure traffic alongside World Cup visitors. Mississauga is the strongest alternative, offering high corporate accommodation supply and excellent access to YYZ airport, while North York is a sweet spot with direct subway connections to downtown.

Vancouver (BC Place)

Match Dates: June 13, June 18, June 21, June 24, June 26, July 2, July 7

BC Place in Downtown Vancouver means the city centre will be directly impacted. Vancouver's hotel supply is relatively constrained. Burnaby and Surrey offer alternatives for less location-sensitive travellers. Richmond is also an excellent airport-anchored hub. 

Mexico Host Cities

Mexico City (Estadio Azteca)

Match Dates: June 11, June 17, June 24, June 30, July 5

High-quality supply is limited and non-refundable cancellation policies are now the norm. If you have assignees or project teams on extended stays in Mexico, this is your most time-sensitive market. Insurgentes Sur offers a corporate office corridor with high-quality corporate accommodation at great value. Polanco and Nuevo Polanco also provide well-developed serviced apartment infrastructure and top-tier security. 

Guadalajara (Estadio Akron)

Match Dates: June 11, June 18, June 23, June 26

This is Mexico’s most constrained market during the tournament. Availability is moving daily, so confirm any accommodation needs immediately. Zapopan is a nearby suburb with strong serviced apartment options, while Tlaquepaque offers industrial-style business hotels close to the airport. 

Monterrey (Estadio BBVA)

Match Dates: June 14, June 20, June 24, June 29

With a smaller hotel base than Mexico City, the supply-demand imbalance here is particularly evident. Secure accommodation well ahead of the tournament window and plan for non-refundable terms. San Pedro Garza García is a primary corporate headquarters hub in the LATAM region, offering elite security, high-end serviced apartments, and luxury hotels. Alternative options include Santa Catarina and the Zona Tec/Contry areas, which provide more cost-effective accommodation.

  • Jun 11: Tournament opens: group stage begins across all host cities simultaneously. 
  • Jun 11-12: Group stage: all 16 cities active, widest geographic demand spread. 
  • Jul 2-5: Round of 16: demand concentrates in remaining venues. 
  • Jul 9 -10: Quarter-finals: high demand clusters, significant air/hotel compression. 
  • Jul 14-15: Semi-finals: Dallas and Atlanta host. Extreme demand in those cities. 
  • Jul 19: Final at MetLife Stadium, New Jersey. New York tristate area at peak capacity.
